What do I have to pay to sell my home?

In addition to the commission, sellers pay for a title insurance policy for the buyer, excise tax (approximately 1.78% if in King county), a documentation fee and a recording fee. Some sellers agree to pay for some of the buyers closing costs. These costs are based on the sales price of the property. Without the buyers closing costs, a seller can expect to pay about 8.4% of the sales price closing costs.

What is the best time of year to sell my home?

Answer:

If you are selling your home to buy another home the time of year doesn't matter and should be determined by your personal reasons for selling. If you are selling your home and not buying another home I would suggest that you do so between late January and early March. Historically, this is the time of year you will have the least competition and are the most likely to get the most money for your home. This same scenario does not serve you as well if you are both buying and selling at this time of year.

What improvements should I make to my house before bringing it on the market?

Answer:

This a difficult question to answer without seeing the home. Many major improvements that you may consider doing will not return dollars earned for dollars spent. If you are considering additions, you may want to limit the additions to bathrooms. Additional bathrooms will add value to your home. Most of the time sellers would be well served to just make their home is in showcase condition. Painting any and all marred surfaces, especially the front door, placing excess and personal items into storage and trimming overgrown landscaping from the front of your home will add marketability and that translates into more money.

Do we have to do open houses?

Answer:

No, you don't have to do open houses. While they are inconvenient to you, they are a way to allow a lot of buyers and agents to see your home at their convenience. The more opportunity that people have to view your home will sell.  Having your home advertised as open will also generate phones calls that increase the showings of your home.
